Joan Wapner takes things personally. That is why we are so happy she is our real estate agent. My wife and I had a long list of demands and a small budget for the areas we were willing to consider. We informed Joan from the start that it could be a long process and she completely understood. We probably toured at least one house a week, and often more, for more than a year. Joan conducted extensive research on any house in which we showed even the slightest bit of interest. We finally found the house we wanted a few days before Christmas. Joan worked on the transaction (a short sale, and a difficult one) while she was on vacation. Her dedication was tremendous in the process that followed, which included extensive and often tense negotiations with the sellers and bank. Thanks to Joan’s efforts we were able to close within 8 weeks, and during the week our apartment lease expired– no small achievement in the unpredictable world of short sales. Joan made herself available to us at all times throughout the process, and always went above and beyond the call of duty. For example, Joan hand-delivered our closing papers (signed in Carlsbad) to our lender in Irvine when the escrow company informed us that they would be charging us a $250 messenger fee. She demonstrated time and again that our transaction was her top priority. Joan’s efforts on our behalf did not end with the recording of our deed. Even after closing, Joan remained committed to helping us with issues we had with documents, insurance and repairs. She is fiercely loyal and tenacious. Joan is a person you want on your side. She is a terrific real estate agent and friend, and we recommend that you use her for your transaction.
