My husband and I are pleased to strongly recommend Joan Wapner as a Realtor. We could not be more satisfied with the guidance and support she provided to us during our search for a new home. Joan is an exceptional Realtor in many ways. She is extraordinarily well prepared, knowledgeable, and professional- she is clearly well respected for her integrity by clients and colleagues alike. She keeps in constant contact and immediately responds to calls, emails, and texts- no matter the hour or day, including holidays. She can provide excellent referrals- from a mortgage broker who offers unbeatable rates to highly reputable home repair and remodeling contractors. She is very personable- getting to know her and spending time with her through the house-hunting process is a pleasure. I first contacted Joan in mid-September of 2011. We were due to have our second child in three months and hoped to find a home quickly. However, we were also very picky and willing to search up to a year, if necessary, to find our “dream home”: four bedrooms, large backyard, spacious rooms, Three-car garage, excellent elementary school district, in a very “walkable” Encinitas neighborhood. Joan cautioned us that even in this “down” market, there would be considerable competition among buyers for the type of home we’re looking for, in our price range. Still we were surprised to observe the first couple of homes we were interested in sell remarkably fast. Joan strives to give clients and advantage by making the process as quick and easy as possible for everyone involved. For example, she prepared draft offer letters in advance for the homes in which we expressed serious interest. When a new listing came through one day that seemed to be the perfect home for our family, Joan arranged for us to view it immediately and make and offer that morning- thus avoiding competition with other buyers on the highly desirable property. Joan also sought to make a personal connection with the seller’s realtor and sellers themselves, and explicitly explained to them why we would make “excellent buyers”. We closed on our home the day after I gave birth to our daughter. In fact, the escrow agent actually came to our hospital delivery room and we signed the paperwork less than two hours before our daughter was born! Our home has all the features we were looking for and the location is ideal: a private lot on a very quiet cul-de-sac, across the street form a lovely park, and yet within easy walking distance of a top-ranked school, wonderful shops and restaurants, and many other homes filled with young families like ours. On the day Joan met us to give us the keys to our new home, she emphasized that her commitment to our family would not end that day- and she has kept to her word. We are doing extensive remodeling on our 1970’s era home before we move in. Joan stops by regularly to say hello and check on the project’s progress. She has offered her assistance without hesitation several times already when we needed favors. We are so appreciative of everything Joan has done and continues to do for our family, and feel very fortunate to have met her.
