Bill & Debbie Sanford – Bay Area, CA
This past December, with much guidance from our real estate agent Patti Phillips, we purchased our home in Lakeshore Gardens. Since we were living in the Bay Area throughout the purchase process, we relied on Patti to go "the extra mile". Patti delivered ! Patti had total command of all the steps needed to complete a successful real estate transaction. We found her to be very knowledgeable and forthright all while maintaining an upbeat personality. Over the years we have purchased and sold seven homes and can say with conviction that we have not experienced better representation than we received from Patti Phillips. Without reservation, we highly recommend Patti for any real estate transaction. Sincerely, Bill and Debbie Sanford
Linda Christensen – Carlsbad, CA
I recently needed to sell my home in Carlsbad and asked Patti Phillips to help me find a new home. I am so happy I chose Patti. Patti immediately went to work for me researching homes based on my needs. She took the initiative to contact other agents who had listed and sold homes in the community I wanted to move to, so we could find out about upcoming listings before they hit the internet and the Realtor’s Multiple Listing Service. Because she listened to me and worked so quickly we found the perfect home, its 1st day on the market. She was never too busy to answer my questions and keep me informed. Patti told me what to expect the whole way through the transaction, and made certain details were kept on track, while I was attending to family business out of state. I felt I could trust Patti to look out for my best interest. She certainly knows the real estate business and helped me so much through the escrow process. If you want a thoughtful honest, professional I highly recommend Patti, Sincerely, Linda Christensen
Alexis Flores – Murrieta, CA
We had the privilege of working with Patti Phillips as our realtor when looking to purchase a home at Lakeshore Gardens in Carlsbad. Patti is very professional and made herself available for any concerns or questions we had. Her knowledge about real estate is multi-faceted and she is most certainly able to do more than the average agent. We appreciated her ability to advise us regarding post home inspection; and when a situation took place with financing, she was there to help and support us in every possible way possible. We wouldn’t hesitate to recommend Patti Philips to any person who is looking to buy or sell a home, as well as seek her service in any of our future real estate transactions. Wow home run. You deserve an award for having to deal with our family. You did it right, got us a great contract with a damn good price. We are thankful.
Cindy Sawyer – Vista
Thank you Patti for all you did to sell my Mom's house. I know it wasn't easy to deal with all 4 of us family members spread out across the country. Your expertise was demonstrated in your ability to understand the difficulty and emotional strain in selling the family home. You were professional and as a senior real estate expert you knew how to deal with the family. I would highly recommend Patti!
Irene B. – Encinitas, CA
First let me say thank you Patti for helping me get through one of the most difficult times of my life. I've heard probate cases are never easy but you were so easy to talk too, answered every question, and you took a lot of worry away from me. I feel truly blessed to have found you and will hopefully use you in the future.
Denise Croft – Encinitas, CA
From: Denise Croft To: Patti Phillips Subject: Thank You Dear Patti, Forgive me for taking so long to write in more detail to thank you for all you did to get my home sold in February. I very much appreciate the great efforts you made with wide advertising, contacting the neighbors, showing the home to "looky loos" who knocked on the door, the glossy flyers filled with information and lovely photos you took, meeting other agents and all the marketing you did. Then once the home was under contract the work you did with the inspections and follow up was beyond the pale. You were always there and making sure people did what they were supposed to do. You maintained excellent communication with everyone, especially me, and were always in positive and creative spirits. It was a pleasure working with you. Your patience, support, creativity and perseverance made everything work. I would always recommend you to anyone who is selling or buying a home because I know you will do everything possible to help your client. If you need to use me as a reference please do and be confident that I will speak highly of your abilities and performance. Thank you again for all your professionalism. It was a pleasure working with you. I hope all is going well businesswise and personally. Please stay in touch. Sincerely, Denise Croft
Cheryl Reese – Vista, CA
Cheryl Reese 200 S. Emerald Drive #82 Vista, CA 92081 Dear Friends & Neighbors, I am writing to you to share my experience of selling my Santiago Estates home. Last week I listed my home for sale, with Patti Phillips, I have known Patti for some time, and knew that I wanted her professionalism in selling my home. We met a few weeks before I wanted to list my home to discuss what needed to be done to make my home the most marketable. Patti listed my home last Wednesday evening, held an open house on Saturday, and by Sunday we were in negotiations with several parties to sell my home. Not only did Patti hold an open house, and place my home on the Multiple Listing Service, she began marketing my home the first day on the market by calling other professionals she knows who have clients looking for a mobile home. Additionally, Patti put the word out on her web-site and to the multiple networking groups she is a part of. Within one week my home is in escrow, for more money than I expected- at all of my terms. The reason that I am sharing this info with you is that I have noticed that most of the homes which are up for sale, or have sold in the past seem to be on the market 2, 3 or even 4 months before they go into escrow. If you are thinking of selling your Santiago Estates home, I suggest you use a professional who really gets the job done- quickly, efficiently and effectively. After all, who wants to keep their home in “showing condition” for up to 4 months, when you can get top dollar in as short as one week? Give Patti Phillips a call, I’m sure she will give you the same great service she has provided me in my home sale. Sincerely, Cheryl Reese
Mike & Scheemer Brown – San Marcos, CA
Mike & Schemer Brown 1236 Avenida Amistad San Marcos, CA 92069 Dear Santa Fe Hills Neighbor, Our homes are usually one of the biggest investments we ever make. We want to make sure that any big decisions we make, involving our home are good, solid decisions, as they can impact our future in a big way! That is why we wanted to share our recent experience regarding our home here in Santa Fe Hills. Mike recently decided to make a job change, which will result in our moving away from the San Diego area, therefore it became necessary to list our home for sale. We decided to use Patti Phillips. We definitely made the right decision! We have bought and sold a number of homes, and we have never had an agent like Patti! We have been impressed with Patti’s aggressive marketing campaign, which goes far above and beyond the marketing done by many agents we have seen. Patti’s motto is “Concierge Service”, and we feel that she truly does provide service that takes care of us with kid gloves! Many times, we have noticed that homes seem to go on the market, here is Santa Fe Hills, then stay there for weeks, or even months! Our home is in escrow, in under 2 weeks on the market, with terms that meet our family’s needs. We would suggest that if you are considering selling your home, and want the best service, marketing and care- to give Patti Phillips a call first! Patti may be reached at 800-680-9133. We are glad that we made the right choice! Sincerely, Mike and Schemer Brown
Scott & Vilma Boettcher – Carmel Valley, San Diego CA
To Whom it may concern: This is a letter of recommendation/commendation for Patti Phillips, Realtor In the latter part of 2005 some friends of ours from Brazil, Tufy and Rosa Lemos, purchased a house in the Carmel Valley area of San Diego (3873Ruette San Raphael). Since the Lemoses were unabe to be in San Diego for the entire time of the purchase, escrow and subsequent paperwork, I acted as power of attorney for the transaction. In addition to the usual questions, uncertainties and paperwork that are typical for a real estate transaction, the power of attorney aspect created its own layer of complications. Add to this the fact that we were traveling about the time that escrow was to close, and the fact that the Lemoses were also traveling in France, the resulting barriers to a quick and simple closing were significant. Throughout it all, Patti was on top of all the twists in a very competent, efficient and always professional manner. It would have been very difficult, if not impossible, to have closed escrow in the short time we had without her assistance. Patti’s timely observations, suggestions, and help in so many last minute happenings were a godsend. Finally, even after the close of escrow, Patti has continued to be of assistance in several “finishing touches” and unforeseen problems. Patti has made recommendations for several vendors needed to get the home redecorated, insured, and repaired. She has truly been our “real estate resource.” It is with great pleasure that I can recommend Patti to anyone who is considering purchasing or selling a house. Sincerely, Richard S. Boettcher 3951 Avenida Brisa Rancho Santa Fe, CA 92091 (858) 765-2325
A. Betti – San Marcos, CA
Arlene Betti 1987 White Oak Court San Marcos, CA 92069 Patti Phillips Encinitas, CA 92024 RE: Property @ 3535 Linda Vista, San Marcos Dear Patti, Al & I wanted to thank you for your help in FINALLY getting my mother’s property sold! After over 6 months on the market with another realtor, you had it sold in the first week! You told us you are an active and aggressive agent- and you were telling the truth! In addition to being aggressive and getting the job done, you took such great detail of every single detail that we didn’t have to worry about one thing. You kept us informed, took responsibility for the “small details” and let us know when we needed to sign something to get things finished. I would recommend you to anyone I know to sell their home, or the home of a loved one, like our mother. We wish you much continued success in the real estate market. You are an asset to your office and to your industry! Sincerely, Arlene Betti
Luis & Marsha Nunez – Encinitas, CA
Marsha and Luis Nuñez 1420 Lauren Court, Encinitas, CA 92024 Mrs. Patti Phillips Realtor, SRES Encinitas, CA 92024 Dear Patti, Marsha and I want to thank you most sincerely for all the small, thoughtful details and the hours you have spent working up a marketing plan to sell our current home. As you know, we had our home for sale for 6 months with another realtor, and we only have a handful of ads to show for their efforts to sell it. Communication is essential, and we could not even get them to give us feedback after the few showings they were able to get, and personal meetings were out of the question. In our 37 years of marriage we have bought and sold quite a number of homes, and by far you have been the most wonderful realtor to work with. You are most knowledgeable, detail-oriented, most personable, eager to please, patient, fast on your feet, have constant and almost instant communication via phone, e-mail or in person. You are the most active CAN-DO sales professional. We know that you have spent quite a large sum of money in the short time since we re-listed with you, and have spent countless hours cooking and preparing for the realtor and client cocktail parties you have hosted. We know your investment will result in our home being sold in record time, and are looking forward to celebrating with you very shortly. If anyone is considering listing their home with you, please have them call us so we can personally rave about your professionalism, sales and marketing skills, besides your warm personality! Warmest regards, Marsha and Luis Nuñez
Nancy Howard – Escondido, CA
Nancy Howard Escondido, CA Dear Patti, Thank you so much for your help in buying my new home. We appreciate all of the time you spent working out the many details to help the transaction to go smoothly. I know that people often are hesitant to use the listing agent on a property as their agent to purchase the property, however I never felt that you were “biased” in the representation of myself, or the seller, Peter. At all times I felt that my best interest was being taken care of and you were representing ME. I know that Peter felt the same. We appreciated that you were always willing to meet us at the house to take measurements or “one more look” while we were in escrow. You would never know that the property was more than 30 minutes from your home and office! You acted as though it was “just around the corner.” We truly consider you our “personal realtor.” We will happily recommend you to our friends and family members who have real estate needs in the future. You told us that you gave “white glove, concierge service” and you definitely did! Sincerely, Nancy Howard
Don Formiller – Encinitas, CA
Attention: Patti Phillips Subject: A Special “Thank You” for Superior Performance Reference: Property Purchase for Clients Doug Stephenson and Dominique Ducote. As you are aware, I was recently asked by my Corporate Office in Manhattan Beach, Ca to refer a very good client to a “Reputable and Seasoned Realtor” here in the San Diego area for purchase of a Single Family Home. I chose you because of my past favorable and professional experiences with you and your team. It was very important to my clients that I refer them to someone that was a Seasoned Professional because they needed to purchase quickly and with no issues to facilitate recent job changes. You not only found my clients a great home in 3 days, but the Escrow and Purchase process were flawless. My clients have since thanked me on several occasions for the introduction. This level of commitment and superior service is a great reflection on both of us that should result in future referrals. Thanks again for all your help and hard work. It’s great working with a true Professional. Sincerely, Don Formiller Sr. Loan Consultant
Ilene Sherman – Rancho Bernardo, CA
To Whom it May Concern: During recent years it became obvious to me that I needed to downsize, and move into a more manageable sized home. The thought of selling my beautiful home, where my family had enjoyed so many celebrations and a few sad occasions, was hard for me to consider. At this stage of my life, I didn’t know if I could do everything necessary to prepare my home for sale, and the thought of the paperwork, was almost too much to bare. On a recommendation, I called Patti Phillips, a Senior Relocation Specialist, to discuss a possible house sale. Well, calling Patti was the best thing I did for myself! She helped me through the process every step of the way, and calmed me down when the stress was just too much. I sold my house and with her help, found a smaller, bright and cheerful home, closer to my children. Do yourself a favor and call Patti to discuss selling your home. She will work tirelessly to complete the sale– and you will be very pleased at her attention to detail– why she will even talk to your children and answer their questions.. do you know another Realtor who will do that? Helping seniors sell their lifelong home is Patti’s specialty, I know, she sold mine! Sincerely, Ilene Sherman
Margie DeStephano – San Marcos, CA
Thank you! Thank you…. For your excellent and professional service in the sale of my home. I never had a concern about anything, you saw to every detail, and then some. I have used a few real estate people in my years, but none have even come close to your work ethic; honesty, commitment to excellence and the feeling that I was your only client. The bonus is your warmth loving heart and sparkling personality. One of the things that stands out in my mind is that you remembered the anniversary of my son Timmy’s death and you brought me flowers. I so appreciated that loving gesture. I wish you good health and happiness and have have given out many of your cards and will continue to do so. With sincere gratitude and love, Margie DeStephano, San Marcos
Jason & Tobie Pace – Encinitas, CA
To whom it may concern: As a homeowner in Southern California during the past year, it has been difficult until we met Patti Phillips. Patti was the Realtor who came to came to us highly recommended. She met with us on a Sunday afternoon and listened compassionately to our story. Our only option was to put our home on the market at the comparable market price. Sadly, as many homes in our community, our home had dropped in value over $100,000. From the first day our home was listed Patti made us feel that she always had our best interest at heart…... If it wasn’t for Patti’s persistent negotiations we would have lost our home to foreclosure. Patti truly exhibits character and genuine care for her clients. It is with this letter that we truly appreciate her for all she has done for our family. We now refer anyone and everyone we know to her to receive her elite, heartfelt, genuine services. Not only do we call her our realtor, we now call her our close friend. If you are considering selling your home, trust Patti Phillips for excellent, personalized, professional service. She does it all! Sincerely, Jason & Tobie Pace Encinitas
Kurt and Adina Karst – Carlsbad, CA
To whom it may concern: In this difficult time of selling one’s home, my husband and I were thrilled when a friend recommended Patti Phillips to us. We had interviewed five other Realtor's and from the very beginning we realized the distance Patti was willing to go to sell our home. Yes, she provided all the services the other Realtor's would provide, but then added many more concepts to sell our home. We were listed in papers, magazines and the internet. She described our home in great detail and took colored photos of every room, views and yard; as well as a virtual tour that was phenomenal. Realtor's, loan officers, potential buyers, all stated that they had never seen such an extensive number of photos and extensive virtual tour. They felt as if they were personally at the home. Patti had numerous caravans of realtors, two approved wine and cheese parties to bring clients and realtors to the home, and an open house every weekend and sometimes during the week- unless we asked her not to. Patti spoke at different groups where she presented our home. Patti’s associates who helped with the open houses were wonderful. Patti returned phone calls promptly and kept us up to date on everything. She also helped to stage our home. When we moved out of state, Patti stayed on top of everything and informed us every stop of the way. Her negotiating skills were professional, yet she fought to get us every dollar. We felt we could leave and trust her completely and she would come through for us, which is exactly what she did. There is not one thing Patti did that Kurt and I felt she didn’t put 100% PLUS into doing to sell our home. We are so grateful our friends recommended Patti. We know you won’t need luck in finding or selling your home if Patti is your realtor. She gives five star plus service and it is such a pleasure to work with her, you become friends. We have told Patti she may give our phone number to anyone who wishes to speak to us. We couldn’t be more grateful to Patti and we are honored to write this letter of recommendation. Sincerely, Kurt and Adina Karst
Kathy Garrett – Petaluma, CA
Dear Patti, I just wanted to drop you a line to thank you for your professional and caring manner in dealing with my elderly parents in the sale of their home in Vista. I couldn’t have asked for more. In a very trying market, you got their home sold in a reasonable amount of time, took care of all the details and kept them, and me, informed as to timelines, documents and escrow instructions. We had a most difficult buyer and you kept ahead of the problems and always found solutions. Please feel free to use this in your marketing materials. I recommend you highly to anyone in the Southern California market. In fact, I will be sending you a referral along with this letter. Very truly yours, Kathy Garrett
Tasha Caprice – Carlsbad, CA

I plan to use her services in the future. Tasha Caprice
